Can you automatically renew a lease?
No Automatic Renewal: Lease agreements do not automatically renew. Once the original lease term is over, the tenant would have to sign a new lease with the landlord if the landlord or tenant desired a long term contract.
How do I renew my existing lease?
Ask your tenants if they want to renew 90 days before the lease expires. Be sure to make them aware of any changes to the contract, such as a change in rental price. Renewing a lease is not a hassle, especially if you use Avail, you can renew with a simple click of a button and your digital signature!

Can I back out of a lease renewal?
If you sign a lease renewal, and then don't wish to honor it, you always have the right to break your lease. This means that you can move out when you like, tell your landlord (with as much notice as possible and preferably in writing), and when the landlord signs a new lease with a new tenant, you're off the hook.

There is a 3rd case you have a bad landlord that does not know the rules. Generally, no. You'd have to just give them a new security deposit for the new lease, to replace the old security deposit on the old lease, so it tends to carry.
