I would prefer that the fill in templates be free of charge. The one used is great and I would hope to find another one as such. Easy to use formatting and site.

Zip Files - have to open and resave docs needed for uploading to other sources.

Must be familiar with Zip files; Dashboard is super user-friendly; would not recommend for an occasional user - should have consistent need for the various services it provides.

I use it for contracts on a day to day basis and it’s extremely easy to use and very helpful.
What do you dislike?
Honestly it’s pretty solid all the way around, maybe if there were an easier way to export files but that’s really no big deal.

A contractor's affidavit is also referred to as the contractor's final payment affidavit. It's a form, signed in front of a notary, that a contractor who has worked on a construction project must issue before he can sue for lack of payment or put a lien on the property he constructed.
Affidavit of Completion. The persons or entities signing this affidavit (Affine), on oath, swears that the following statements are true and within the personal knowledge of the Affine: 1. Date of Completion The Improvements to the Property were completed on the Completion Date.
In the mechanics lien process, a lien waiver is a document from a contractor, subcontractor, materials supplier, equipment lessor or other party to the construction project (the claimant) stating they have received payment and waive any future lien rights to the property (of the owner) for the amount paid.
An affidavit is a sworn statement of fact, in writing, made by an affine under oath or affirmation, administered by a person lawfully authorized (such as a notary public). In this case, the affine states that labor or equipment was furnished by the lien claimant and the balance owed remains unpaid.
Simply put, a lien waiver functions as a receipt. Lien waivers provide evidence that a payment was made (or promised); and in consideration of that payment or promise of payment, a party waives their rights to lien for a corresponding amount.

A lien gives the lien holder (the subcontractor) an assurance that they will get paid by giving them a claim against the real property. In other words, a lien uses the property as security. The simple answer for people will be: No, you can not fire a contractor at the end of a job and withhold payment. However, you may be able to take your case to court to withhold or recapture some final payment if the work was substandard.
You can withhold payments from a subcontractor if he does not perform the job in the time frame specified by contract. ... You cannot withhold payment from a subcontractor for work performed, but you can withhold time penalties and the cost of your damages until the issue is resolved in court.
Generally, you must withhold income taxes, withhold and pay Social Security and Medicare taxes, and pay unemployment tax on wages paid to an employee. You do not generally have to withhold or pay any taxes on payments to independent contractors.
