Very smooth and easy. A little set back by only being able to elect monthly or yearly before being able to print, basically buying something you haven't seen. I paid for a year, doubtful I'll use it more than a few times. Would have preferred a "This Time Only" charge. But I like the ease of the product.

I liked the flexibility to edit and make changes in my document. Its rare to get something like this, especially for a pdf format. for me it made things easier as I was working on a pdf document and I wanted to make a few changes on it without converting to a word document.

I had a few problems with my docs at… I had a few problems with my docs at first because I didn't know where to find things. They have videos - but, they always skip over the most necessary details. I contacted support and they were extremely helpful I decided to invest in the purchase of this. I've avoided paying for document paying memberships for years, because I am a cheapskate. But, I really found value in PDF Filler.

The title company compiles the report from a search of county records to issue title insurance, and any liens against the property are listed as exceptions to a title policy.
A preliminary report is a report prepared prior to issuing a policy of title insurance that shows the ownership of a specific parcel of land, together with the liens and encumbrances thereon which will not be covered under a subsequent title insurance policy.
For a buyer, the title report will reveal various liens, encroachments, easements and anything else recorded against the property. The title company compiles the report from a search of county records in order to issue title insurance, and any liens against the property are listed as exceptions to title insurance.
It usually takes two-three days to get a digital copy of the report that you can then send to prospective buyers and their agents, and include in your disclosure packet.
A title commitment (aka a preliminary title report) is the commitment to issue a title policy upon closing. The title commitment generally will disclose (and give you copies of) recorded title matters, claims or encumbrances which are found by the title company.
The reason that a preliminary title report is so important in the home buying process is because it will be the document that determines how a title insurance company will issue their policy. The report reveals the things that need to be addressed before a seller can covey a title that's both clear and marketable.
Example Title Report. The Title Report which is also known as the Title Search or Title Abstract, is issued by a title company or attorney to verify the legal ownership of a property. The report outlines property ownership and zoning and identifies any recorded property liens or easements.

The main difference between a Full Chain of Title report and our Preliminary Title Report (aka Complete Records Package) is that the records package includes the current vesting deed whereas the full chain of title includes copies of all transfers with copies of source documents up to 30 years.
Examples of allowable exceptions to title include any easements and land rights carve-outs that are acknowledged and accepted by both the property seller and buyer. Liens against the property that are repaid in full when the property is sold, such as a current mortgage, are also acceptable title exceptions.
