PDFs made easy
Since using PDFfiller, I haven't seen any PDF I can't tackle
This software allows me to edit any PDF unlike Acrobat Reader. Has other useful functionalities such as sending PDF's to clients for e-signature, merging/extracting/compressing pages as well.
I do not think this software needs any improvements. It helps ease my workload immensely each week.

So easy to use and meets all my expectations
Knowing that it's there when I need it. I only use it when I get a new tenant. It also saves my information so I don't have to enter it each time.
I can find any form that I need. I own a small rental business and I am able to fill out my lease and Pd filler saves it and I can fill out the next with just changing the new lease's name and address.

Excellent company excellent service
Although when testing the service it did not meet my requirements a month later an annual Bill showed up on one of my payment accounts. This just happened minutes ago and I was up working on a project so I immediately responded. Surprisingly somebody answered the phone at the company. I was able to refer them to my account they could see where I had stopped the service immediately upon testing it because it didn't fit all of my requirements this all happened last month however as a young lady told me the cancellation process takes several steps and somewhere during that process the cancellation was not 100% completed. However she sees where I never utilized the service I did cancel it she immediately moved into action return the payment that was incorrectly processed and was super helpful and super friendly. The Reps name was Sally I am super impressed with not only her but PDF filler because of the fact that they honored my displeasure and something like I said through the process fell through the cracks however I was able to contact them they were able to easily see what was happening with my account and rectify my complaint. I want to vote the company a plus plus because nowadays service is not even a thing anymore it seems rarely can you find a company that stands behind their product and they do so by providing support Saturday morning at 5:00 a.m. LOL so yeah I was super pleased with the service although they did not provide what I was looking for the company still will always be on my good list in terms of consideration in case in the future they do provide the needs that I have. A+ Plus

PDF ****** provides a useful service that was difficult to find on other platforms. It does require providing payment info when you sign up for the free trial, but their customer service was extremely polite and helpful when I needed to cancel and get the charge refunded. **** helped me, and if I was in a position to need their service for my job or personal life, I would absolutely renew my subscription.

Does a grant deed need to be notarized?
A grant deed is a document used to transfer title from one entity to another. The law requires that it must be notarized to be valid and enforceable. Only individuals who have a current notary public license may notarize a grant deed.
Is a grant deed valid if not recorded?
THE PURPOSE OF RECORDING LAWS. In a few states, an unrecorded deed is invalid unless it is recorded. But in most states, an unrecorded deed is valid only between the granter and the grantee. When a deed is unrecorded, it does not give constructive notice to the world of its contents.
What if a deed is not recorded?
An owner legally transfers his property to another person on an instrument known as a deed. However, failure to record a deed may cause problems for the new owner. For example, the lack of an official deed will make it nearly impossible to sell the property again or refinance a mortgage.
What does it mean when a deed is recorded?
When you buy a home, it is usually the job of your title or escrow agent to file your original deed the document showing that you legally own the property in the appropriate government office in your county. This is called recording your deed. Title agents commit errors, lose deeds, and even go out of business.
Who is responsible for recording a deed?
In the United States, the (recorder) of deeds is often an elected county office and is called the county recorder. In some U.S. states, the functions of a recorder of deeds are a responsibility of the county clerk (or the county's clerk of court), and the official may be called a clerk-recorder or recorder-clerk.
Who signs a grant deed?
You must sign the grant deed if you are the seller. You also must have a public notary acknowledge or verify your signature on the grant deed. A grant deed is legally ineffective unless the granter, meaning the person selling or transferring the property, signs the grant deed.
Who holds the grant deed?
The person conveying title is the granter, and the new owner is the grantee. In California, grant deeds are filed at the county assessor's office with a Preliminary Change of Ownership Request, applicable fees and a Tax Affidavit. All must be notarized for legal transfer and recording.
Who signs the deed at closing?
State laws, such as California's, generally require sellers to sign deeds before a notary public. After a closing, the deed is recorded in the county where the property is located. Typically, the signed deed is given to the buyer after it's recorded.
