For pdfFiller’s FAQs

Below is a list of the most common customer questions. If you can’t find an answer to your question, please don’t hesitate to reach out to us.
The short answer: No. However, there is no law that forbids landlords from asking for a prospective tenant's social security number on a rental application. In fact, some landlords may even require it and refuse to consider your application until you provide your social security number.
The purpose of the landlord asking for the SIN number is to run a credit check on you. Your landlord can also receive a credit check if you provide your full name and birthday. There is the risk that if someone shares your birthday and name, then the check could produce more than one credit report.
What is usually required in a rental application? Current and past addresses of yourself, your employers, your personal references, and your landlords. Your Social Security number and driver's license number. Bank account numbers, copies of bank statements, and/or recent pay stubs may be considered proof of income.
One reason you'll be asked for your Social Security number on a rental application is for identification purposes. Landlords want to make sure you are who you say you are, so they'll need to match up your name with your Social Security number.
A landlord might ask you about your source of income. For example, a landlord might ask for your Social Insurance Number (SIN) so they can check your credit. A SIN is not required for a credit check. A landlord can ask for your SIN, but under the law, you do not have to give the landlord your SIN.
Some rental lease applications ask for your bank account numbers and balance amounts. That's too much information, and you shouldn't provide it to anyone. If it's a dealbreaker, find other places to rent with more reasonable applications, unless you really don't have any other option.
To run a credit check, you'll need a prospective tenant's name, address, and Social Security number or ITIN (Individual Taxpayer Identification Number), which will typically be on the rental application or consent to background check forms you ask prospects to complete.
Social Security numbers are required to open a bank account, but shouldn't be used after that as a requirement for initiating communications with the bank, Javelin says.
Yes, you can refuse unless you're legally required to provide your Social Security number (SSN). However, there's also no law preventing businesses from asking for it or refusing you service if you don't provide it.
A dishonest person who has your Social Security number can use it to get other personal information about you. Identity thieves can use your number and your good credit to apply for more credit in your name. Then, they use the credit cards and don't pay the bills, it damages your credit.
It is not illegal to lie on a rental application unless your signatures under penalty of perjury. It may, however, serve as the basis for an eviction.
It is not illegal to lie on a rental application unless your signatures under penalty of perjury. It may, however, serve as the basis for an eviction.
And yes — evictions go on your records. As a landlord, catching tenants lying about their rental history is relatively easy. There are many details to keep track of and with some active questioning and checking, it is almost impossible to lie your way through me.
If you lie about income and can't substantiate with corresponding deposits you could easily get caught in your lie. The deposits going to your bank in no way would a landlord be able to pinpoint how much you make.
You can verify income manually by requesting documents that show proof of income through a tenant screening company or through a property management service. However, you choose to verify income, tenants should be able to prove that they make at least three times the current monthly rent.
