Unless the scheme is described in the application as a Major scheme (see below), the only exceptions to this requirement are where: the proposed development is in the nature of a Minor scheme, the proposed development is for a single house scheme without major facilities or a significant housing option, the proposed development is for a private dwelling (e.g. an extension to a multi-residential estate) by exemption from the requirement to seek planning permission, the proposed development is a major housing development which would require a planning permission, and In a Major scheme, the proposed development is a scheme for multi-family dwellings with a significant proportion of its apartments being rented as private tenants. Minor scheme A Minor scheme allows the developer to acquire a land site for a single purpose, which must be set out separately in the application and that purpose cannot be to provide a major dwelling for rent.
