2.1.1.(1) of this section was not previously designated by order of the Board under section 28 to comply with this standard; and WHEREAS the building that is referred to in sentence 1.2.1.1.1 of this section is zoned R or RE, and the following provisions in Part II of the Building Code Act, 1992 apply: 1. The building, as it existed immediately prior to the development by the applicant of the land on which the proposed project is based, must conform to the requirements of the standard required by Table 1 of subsection (1) of this section; 2. The design of the structures to be constructed must conform to the requirements of Table 2 of subsection (1) of this section; 3. The design of the structures to be constructed must conform to the requirements of Table 2 of subsection (1) of this section and comply with the general appearance and style of the building provided for in Table 2 of subsection (1) of this section; and 4. The materials used to achieve the design required by Table 2 of subsection (1) of this section must be appropriate and reasonable to achieve the design of the building; and 5. The applicant must inform the Director in writing as to the provisions that are not specified in Table 2 of subsection (1) of this section. (5) The applicant will comply with the provisions referenced in Section 3.1 and Table 3 of Sections 18 and 22 of the Planning Act, prior to commencing the construction of the building.
