As of September 2010, the Planning Department is in the process of developing a proposed Development Plan for the Site located within the Prairie Ridge Commercial Development Area, which has been established by the Planning Department. The Planning and Zoning Commission considered the proposed plan and the various statutory matters regarding the Development in a March 2010 meeting. The Planning and Zoning Commission approved the proposed Development Plan for the Site, and it is not expected to be submitted to the Planning Board in the near future in response to the March 2010 meeting. The Planning and Zoning Commission will complete its review on September 15 for final approval. A previous plan was approved in 1997 by the Planning Board. The Plan was amended in 2006 and 2008. The Development has been developed through a Well planned, well executed Development. All Development is consistent with the zoning of the Commercial District which currently allows For commercial use. The Development consists of approximately 11,300 Acres. The largest. property, Prairie Ridge Market Place, is home to the largest of the three (3) Large buildings. The second largest property, Prairie Ridge Commons, has one (1) large building. The remaining two (2) large buildings consist of apartments. Prairie Ridge Commons comprises 12 dwelling units spread primarily over 6 acres. The smaller Prairie Ridge Buildings each consist of 8 dwelling units spread primarily across One (1) acre and occupy about 1/3 of the total acreage. The Site is in a moderate floodplain which is Controlled by the Prairie Ridge Development District. As a result the development will benefit from the Application of flood plain mitigation techniques. The Development is located directly within existing flood plain guidelines and Is not required to make any improvements. Construction on the Development was completed in November 2008 And the Site has been used commercially since then. The Development is zoned B1-3. The Site has been zoned B1 for retail, B2 for retail with a liquor store (Prairie Ridge Liquors), B3 for retail which has a storefront, and B14 for restaurants with a restaurant front.
