The Illinois State Council is pleased to report the following: The Department of Buildings has approved the following development application: ZONING, LANDMARK AND BUILDING STANDARDS, CHICAGO, November 2, 2011. As required by statute, the Department conducted review of the building design and construction of 711 West Adams Street, a new condominium building. The development plan in the building is intended to be a mixed-use project comprising residential units, retail space, first floor parking, and first floor retail space. On a preliminary review, the Department found that there will be minimal building height and setback to the north of the site. The site will provide a significant height and setback to the north of the front of the building to the west of Lincoln Park Ave. and a significant height and setback to the south of the front of the building to the south of Armitage Ave. There is a significant height and setback of 50 feet from the street to the north facing front door of the building and a 35-foot setback to the south facing front door of the building for retail use. The location of the existing restaurant in the west portion of the project is in the proposed area and will need to be rezoned from R5 S to provide adequate setback and minimum building height. All the height and setback requirements have been approved by the Board of Zoning Appeals. The Department recognizes that there will be minimal impact to the community from the residential use of the building and the requirement of a required height and setback to the north. The Department is prepared as per applicable statutes to work with applicant to ensure that this proposed project, consistent with statutory goals of preservation and enhancement of community character, is completed in accordance with proposed and approved requirements. It is also prepared to enter into a mutually agreeable settlement. For the benefit of the Department and the community, the Department has prepared a proposed agreement that reflects the following: 1. The Department has approved Zoning and Landmarks for 711 N Adams Street, a mixed-use project. Residential uses on a 6-year-to-50- year renewable basis are permitted on the site. 2. There shall be a maximum building height of 49 feet from the street and setbacks to both the east and west sides of the building. 3. A 35-foot setback to the north from the front of the building on Armitage Avenue from Jackson Avenue shall be required. 4. The proposed 5-story mixed-use building and the residential use may be situated on adjoining parcels.
