The sun is shining today in southwest Florida where we call paradise home hi my name is Scott berry I'm the broker and owner of sandcastle Realty Group in Southwest Florida and I get questions all the time about Florida's property tax homestead exemption what it is how it works how you qualify and let me just start by saying I'm not a real estate attorney I'm not a tax attorney I am a real estate broker and I just wanted to provide information though general information about the homestead exemption and how it works and just answer some of the questions that we receive periodically generally when somebody owns a property in the state of Florida, and they claim it as their primary residence, and they don't claim residency in any other county or state in the United States they're generally they're eligible for a ×50,000 homestead property tax exemption in the state of Florida and the way that works is the first $25,000 exemption is for all taxes including school taxes and the second part the second $25,000 is an exemption between the value of 50 and $75,000 of your property value and that's a ×25,000 exemption off of non school taxes so your school taxes they're still going to be taxed as normal so let me give you an example let's say you own a property in the state of Florida and the assessed value is $100,000 your first $25,000 is going to be completely exempt from property taxes and that includes school taxes the next $25,000 of value because you're not up to 50,000 yet is going to be taxed as normal and then your value from 50,000 to 75,000 is going to be exempt for all non school taxes and then of course your next $25,000 in value is going to be taxed as normal up to the hundred thousand dollar assessed value of your property, so you're going to receive a ×25,000 exemption off of all taxes a twenty-five thousand dollar exemption off of all non school taxes and then the remaining $50,000 of your property value is going to be taxed as normal in addition the Florida save our homes cap on assessments provides that the annual valuation of your homestead property for tax purposes can only increase by the lesser of three percent or the percentage change in the consumer price index for the previous year so the longer you own your property the more savings you're going to realize that is also a portable cap on assessments so if you sell your homestead property, and you purchase a new homestead property even if the value the assessed value is higher than the one you sold you can take that save our homes cap on assessments to the new homestead property, so that follows you to the new property as well the third homestead protection is in relation to creditor protection so if somebody Sue's you and obtains a judgment against you then the Florida law provides that the judgment holder cannot force you to sell your homestead property in order to pay for the judgment of course there are many more details to our homestead exemption in the state of Florida in...
