The obne drawback I find is when I am typing into a field there is no auto return and I suddenly am skipping to other fields. However, it is still a pretty good product.

Able to change words on documents-So helpful
I was unable to find a pdf editor that allowed me to change the words already provided on the forms. This has been a God send. Thank you for creating this program for people to use. The charge for using this program is a little expensive but I am extremely grateful for a 30 day trial. Thank you again.

I use the pdf merge feature constantly. It's great for compiling packets, assorted documents, expense reports etc.

Great, however, could be improved with quicker selection of initialing or signing. Maybe a way of clicking at the point of initialing and pasting without having to select each time you have to initial as slow if having to do lots of initialing.

What must a deed contain to be valid?
For a deed to be valid, it must meet the following requirements: The granter must have legal capacity, which means that the granter is of sound mind and lawful again most states, the minimum age is 18. There must be enough information in the deed to identify the grantee with reasonable certainty.
What is not a requirement of a valid deed?
An acknowledgment technically is not required for a deed to be valid. However, in most states, a deed without an acknowledgment cannot be recorded in the official public records. It is usually not necessary to record a deed for the transfer of title to be valid.
What is not required for a valid deed?
For a deed to be valid, the granter must sign it. She can sign her name or make any other mark intended to validate the deed, and she can even have her agent sign for her. The grantee doesn't need to sign the deed for it to be valid. Only the granter needs to sign.
Who must execute the deed to make it valid?
A deed must be executed by the granter(s) in presence of the prescribed number of witnesses set forth by the local jurisdiction. It must be delivered to (delivery) and accepted by the grantee (acceptance.)
Do I have to record a deed?
The office of the Recorder of Deeds maintains a set of indexes about each deed recorded, for an easy search. Title deeds do not have to be recorded. Recording is filing them in the county recorder's office and if recorded, the title deed acts as defect notice to all third parties as to ownership in the property.
Do deeds have to be recorded to be valid?
Although generally a deed does not have to be recorded to be a valid conveyance, there are practical reasons for recording a deed. Deeds usually do not take effect as to creditors and subsequent purchasers without notice until the instrument is recorded. The deed also must be accepted by the grantee.
Does a warranty deed have to be recorded to be valid?
Validity of a Deed does not need to be filed or recorded with a government agency to be valid. Also, there is no law that prevents a valid deed from being recorded at any time, even years after the official transfer takes place.
What happens if you don't record a deed?
An owner legally transfers his property to another person on an instrument known as a deed. However, failure to record a deed may cause problems for the new owner. For example, the lack of an official deed will make it nearly impossible to sell the property again or refinance a mortgage.
