Becoming a landlord can give you a great stream of passive income, but it still takes a lot of hard worknot to mention the money you'll need up front. Is the income you'll receive from tenants really worth the time, money, and effort?
If you're the tenant, and the damage was made by you or your guests and is not considered ordinary wear and tear, then yes, your security deposit may be used to cover repair costs. ... This means, if the wall needs to be repainted for the next tenant, your landlord is responsible for the costs associated with the repair.
If the tenant doesn't pay rent or vacate the premises, the landlord can file for eviction after the waiting period specified in the pay or quit notice has expired. At this point, a court date will be set up. ... Keep in mind that filing for eviction doesn't mean that a landlord can take possession of a property.
