I have needed something like this to fill out legal forms instead of using a typewriter. I searched online and found this, then our attorney said this is what their office uses so we bought it. It is exactly what I needed. So thankful for it.

For pdfFiller’s FAQs

Below is a list of the most common customer questions. If you can’t find an answer to your question, please don’t hesitate to reach out to us.
administrator's deed. A document that transfers real estate from an intestate person (a person who dies without having a will) to his or her heirs. This deed will convey title to the decedent's property to their next of kin.
An executor's deed is used to transfer real property from the estate of a deceased person to an heir pursuant to the terms of a will. It is similar to an administrative deed, which is used when a person dies without a will.
In most states, an executor's deed must be signed by a witness and notarized. An executor's deed should be recorded in the real estate records of the county in which the property being conveyed is located.
To dispose of the real property interests of the decedent, the executor or administrator executes an executor's deed or fiduciary deed. For example, if a person who is a co-owner dies, the administrator of the estate can execute a fiduciary deed transferring their interest to the remaining owners.
Get a copy of the probated will. ... Obtain a certified copy of the death certificate. ... Draft a new deed that names you as the property owner. ... Sign the new deed and have it notarized.
Quitclaim deed. A quitclaim deed is a legal instrument that is used to transfer interest in real property. ... This means that the granter does not guarantee that it actually owns any interest in the property at the time of the transfer, or if it does own an interest, that the title is free and clear.
Quitclaim deeds are most often used to transfer property within a family. For example, when an owner gets married and wants to add a spouse's name to the title, or when the owners divorce and one spouse's name is removed from the title.
Because quitclaim deeds expose the grantee to certain risks, they are most often used between family members and where there is no exchange of money. Due to this, quitclaim deeds typically are not used in situations where the property involved has an outstanding mortgage.
What is a quitclaim deed? A quitclaim deed is a type of deed that transfers the actual legal rights to a property, if any exist, that the granter the person who is transferring a stake in a property to another person has without any representation, warranty or guarantee.
Quitclaims can be used to transfer property for a price. However, their lack of title warranty recommends them to transactions for no, or low, consideration. Real estate can only be transferred by deed, but no law prescribes the type of deed a seller must use.
