When a lease ends, a tenant may choose to move, continue to pay rent as a month-to-month tenant, or sign a new lease. In a few states, if a tenant continues to pay rent after a lease expires and the landlord accepts the rent, the lease is automatically renewed.
Landlords that regularly rent on a month-to-month basis may not invest as much time, money or energy into maintaining the property. A property that is regularly vacated and leased more than a few times a year will inevitably incur damage faster than an apartment rented at most once or twice a year.
After a standard one-year lease, most landlords will either let the lease expire, in which case it will default to a month to month rental agreement or have their tenant sign another lease. If you have great tenants, tell them you'll keep the same rent, but you want them to sign another one or two-year lease.
Getting out of a month-to-month lease typically requires giving a 30-day written notice. This applies to both tenants and landlords, with the exception that California law requires a landlord to give 60 days written notice if a tenant has lived in the rental unit for more than one year.
For month-to-month leases, either party can give a 30-day advance notice of any change at any time. If the landlord refuses, then the tenant must give notice that he will not renew the lease, and give the landlord 30 days advance notice of termination (or longer period of time depending on the lease).
Month to Month premium is also known as Month to Month Fee or simply a MM fee. In essence, it is a convenience fee charged to a resident when their existing lease expires without them having renewed it. I have seen the fee vary from $25 to $200 a month.
California Rules on Bounced Check Fees California allows landlords to charge $25 for the first bounced check, and $35 for each additional bounced check.
A landlord can simply give you a written notice to move, allowing you 30 days (60 days if you've lived in the rental a year or more) as required by California law and specifying the date on which your tenancy will end.

A landlord wishing to terminate a month-to-month lease are often required to give written notice of termination at least a certain number of days before the end of the rental month (the month for which rent has been paid or should have been paid).
In that case, your best option may be a month-to-month lease. A month-to-month lease is a contract between the landlord and tenant that establishes tenancy with no scheduled end date. Most state or local laws require either 30, 60 or 90 days' notice, but the lease agreement will specify.
It is also called a “month to month tenancy" because landlords usually require tenants to pay rent once a month, in advance. As a tenant at will, you have the right to “lawful and exclusive possession" of the place you rent. This means your landlord can only come into your apartment with your permission.
You can give 60 days' notice as if you only had a periodic tenancy. To do this, you must first ask your landlord in writing to give you a standard lease to sign. If the landlord does so, you have 30 days to give your notice. If the landlord does not do so, you can give your notice after waiting at least 21 days.
