A lease agreement is the arrangement most people associate with renting a property. No Automatic Renewal: Lease agreements do not automatically renew. Once the original lease term is over, the tenant would have to sign a new lease with the landlord if the landlord or tenant desired a long term contract.
Whenever you rent a house or apartment, you make a lease. Even if you never sign anything and just give the landlord some money in exchange for the key — you still have a lease. BUT if you don't keep your promise by paying the rent, the landlord can take you to court and evict you.
This means that no one else especially not your landlord, not a co-tenant or not a subtenant (if you have one)can renew your lease for you, without your knowledge or consent. Some leases include an automatic renewal.
As a general rule, unlike so many things in life, co-signing is pretty much forever. In the case of a lease, this means that the co-signer is responsible for the lease for the duration of the agreement, whether it's a six-month lease, a yearlong lease or for some other period.
Automatic renewal can be legal. It's possible that as a tenant you are required to give the landlord a certain amount of notice that you will move out. Otherwise, your lease may renew.
Landlords have no general duty to allow tenants to renew their lease, and may choose not to renew for any reason, or even no reason at all. Similarly, a landlord can choose not to renew a lease simply because he does not like a tenant, but he may not refuse to renew a tenant's lease because she is an African-American.
