good program, found it easy to use. I really like the layouts and how user friendly it was. My only concern was the pricing for me, I only needed to use it for a couple of project a month and I found cheaper yearly memberships elsewhere

I love using PDFfiller. I believe it is a wonderful program. I use it so often that I started scanning in personal files and paperwork at home to keep me organized. I can fill out anything within just a few moments and it looks like I've spent hours on my documents. The only negative with this program is the process moves a little. Sometimes when I'm rushing to complete documents I doesn't seem to matter what network or computer I use, I still feel like from the time to load a document to the time of completion and sending out there the other parties, its taken me a little too long for my personal opinion but I still use the program religiously to complete just about every document from legal forms that I create to filling out paperwork at the doctor's office for my children. I highly recommend PDFfiller!

Using an attorney means that the trust will be completed correctly, but the associated fees can greatly increase the cost of creating a living trust. The average cost for an attorney to create your trust ranges from $1,000 to $1,500 for an individual and $1,200 to $1,500 for a couple.
The terms “title" and "deed of trust" are associated with real estate transactions. They're closely related to each other, but are slightly different. The title to your property contains a detailed history of past owners and liens. A deed of trust is a type of security instrument used by your mortgage lender.
A deed of trust is normally recorded with the recorder or county clerk for the county where the property is located as evidence of and security for the debt. The act of recording provides constructive notice to the world that the property has been encumbered.
The deed of trust documents the terms of the debt, secured by the property. Although it often goes hand-in-hand with a deed of trust, the promissory note is a separate document. Essentially, a promissory note is s a promise to pay, signed by the borrower in favor of the lender.
While it is possible for homebuyers to draw up their own trust deed and have it witnessed by a friend, it is not recommended as there is nothing worse than finding out that the document you thought was correct and binding, is in fact not.

In real estate in the United States, a deed of trust or trust deed is a legal instrument which is used to create a security interest in real property wherein legal title in real property is transferred to a trustee, which holds it as security for a loan (debt) between a borrower and lender.
They serve different purposes and are signed by different parties. The warranty deed transfers the property's ownership from the current owner to the new buyer, while the deed of trust ensures the lender has interest in the property in the event a buyer defaults on the loan.
It must be signed and dated by all trustees. As a trust deed is a complex legal document it must be prepared by someone qualified to do so, such as a contract or business lawyer.
When your mortgage lender decides he wants to sell your mortgage loan to another lender, your mortgage lender will sign an assignment of deed of trust in favor of the new lender. This assignment gives the new lender the same lien on your property that your original lender had under the mortgage loan.
A Deed of Trust is a three party document prepared, signed and recorded to secure repayment of a loan. The Borrower (property owner) is named as Trust or, the Lender is called the Beneficiary, and a third party is called a Trustee.
Usually, the trustee is a title company. In most states, the borrower actually transfers legal title to the trustee, who holds the property in trust for the use and benefit of the borrower.
A deed of trust involves three parties: a lender, a borrower, and a trustee. The lender gives the borrower money. In exchange, the borrower gives the lender one or more promissory notes. As security for the promissory notes, the borrower transfers a real property interest to a third-party trustee.
As you stated in your question, it is recorded among the land records, and your lender keeps the original. When you pay off the loan, the lender will return the deed of trust with the promissory note.
