The pdf filler has been excellent to use to date. I haven't explored the other options available, such as sign and send, although, I will definitely look into a full options account. Cheers.. Millway Security Scott Miller.

What do you like best?
I love that this is a user friendly and cost efficient alternative to PDF editing. I have found that it can do everything (and more) than other services can. It is easy to use and excellent solution for our company
What do you dislike?
The SINGLE thing that I am not a fan of is the fact that encrypted pdfs can be sent but NOT returned encrypted. Sometimes I will send a form to an employee and need the PDF to be encrypted returned back to me and there is no option for that.
What problems are you solving with the product? What benefits have you realized?
The encrypted services have been a burden but the benefits are abundant. It is a great tool and I love that I can send our employees forms to fill out and they can receive/return them from their phones.

Full-service property management generally includes the following services: rent collection, payment of bills, evictions, tenant screening, advertising vacant units, ongoing maintenance to building exterior and landscaping, and drawing up tenancy or lease agreements.
The property manager may be involved in finding and screening prospective tenants, managing daily complaints and maintenance issues and handing tenant move outs and evictions. Finding Tenants: Property managers are responsible for filling vacancies. They will advertise the rental and create a compelling ad.
Step 1: Terminate your contract. First, you must terminate any contract you have with a property management company in writing and in accordance with your contract terms. Step 2: Items to Request. Second, here is a suggested list of things you should request at the time of your written notice of cancellation:
Your Tenants Are Left High and Dry If a tenant complains of a needed repair, your property manager should let you know immediately and then arrange for the job to get done in a timely manner. If your tenant contacts you because they can't get any help from your property manager, it's time to fire this manager.
Typical Fee Agreement As a baseline, expect to pay a typical residential property management firm between 8 12% of the monthly rental value of the property, plus expenses. Some companies may charge, say, $100 per month flat rate.
In my experience, typically property managers collect the rent, deposit it in a designated bank account they have for client monies, pay all expenses you have authorized them to, and then issue you the balance by a certain date every month (on or about the 10th is customary).
The property managers who do get an apartment as part of their compensation package is because the complex is either remotely located (not much in the way of rental housing nearby) or their apartment also serves as the management office. But it isn't free per se.
Maintenance and Repair: keep the property in good condition to reduce tenant turnover and find new tenants, perform routine maintenance such as seasonal HVAC inspections, and promptly fix problems and make repairs to maximize the property value.
Directly Contact the Property Management Company. File a Complaint Against the Property Management Company. File a Complaint with the HUD. File a Lawsuit Against the Property Management Company. File a Complaint with the Better Business Bureau (BBB) File a complaint with the City's Department Related to Your Issue/s.
You can sue the manager of a real estate property for negligence in the same way that you can sue any other business owner. With some exceptions, suing a property manager for negligence is straightforward, but it's not always a good idea.
If a landlord does illegally evict a tenant, the tenant may sue the landlord for trespass, wrongful eviction, assault, battery, slander, libel and the intentional infliction of emotional distress. A tenant's behavior will not shield a landlord from liability.
Is a rental property agent able to sign a lease on behalf of the landlord? ANSWER: If the landlord is a company, you will need a resolution signed by the members of the company granting authority to sign the lease on their behalf.
collect or accept rents and/or security deposits which are made payable to the owner or real estate brokerage. Exhibit or show residential rental units to prospective tenants. Furnish published information regarding the property. Supply applications and leases.
A landlord is the owner of real estate; a rental house or apartment building. A property manager is a third party who manages the property (they can manage any type of property). The property manager sets, collects and adjusts rent. When it comes to tenants, property managers a lot more involved than landlords.
In Alberta, you do not need a written lease. However, a written lease is a good idea because then both the landlord and the tenant are clear on their responsibilities. If the landlord does not do this, the tenant can withhold rent until a signed copy is received.
