Liking it so far. But when I'm using the eraser, line, or other tool, it automatically changes back to text add mode after saving the change I've made rather than staying with the eraser, line drawer, etc. If you did it this way b/c more users keep erasing, adding lines, highlights, etc when they intend to make only one change and start typing then nevermind. I would rather it stay with the eraser, highlighter, etc. and I'll switch back to adding text when I'm ready to do so. Hope that helps.

Warranty deeds are commonly used in many states when a property is sold. The deed states the names of the granter and grantee and also includes a complete legal description of the property. The granter signs the deed, generally in the presence of a notary public, who then acknowledges the granter's signature.
Any type of deed functions to transfer ownership of property between two parties. Different types of deeds can be used to meet specific needs of the seller and buyer. The warranty deed is commonly used when a property is purchased at or around its fair market value.
A warranty deed is a type of deed where the granter (seller) guarantees that he or she holds clear title to a piece of real estate and has a right to sell it to the grantee (buyer), in contrast to a quitclaim deed, where the seller does not guarantee that he or she holds title to a piece of real estate.
The document indicates who owns the property and usually who granted the deed to the current owner. Recording deeds is a system of recording legal instruments at the Recorder of Deeds. The Recorder of Deeds is a local government office which maintains records and documents relating to real estate ownership.
A warranty deed is one type of proof of ownership; it shows the name of the owner and gives a brief description of the property. The previous owner or party granting you ownership signs the warranty deed, showing your rights to the property. A quitclaim deed is the other main type of property deed.
The easiest way to prove your ownership of a house is with a title deed or grant deed that has your name on it. Deeds typically are filed in the recorder's office of the county where the property is located.
It pledges or warrants that the owner owns the property free and clear of any outstanding liens, mortgages, or other encumbrances against it. The two parties involved in a warranty deed are the seller or owner, also known as the granter, and the buyer or the grantee.
Warranty deeds are standard for average home sales. That's because a warranty deed not only transfers ownership of a property from one party to another, it also provides the new owner with a “warranty" or guarantee that the title is free and clear of any unknown claims or encumbrances.
It is necessary to use a warranty deed to secure the grantee's legal ownership and claim to the property. The new owner has full rights to the property, and can sell it if desired. Receiving a warranty deed guarantees that there are no liens or encumbrances on the property.
In order to make the Warranty Deed legally binding, the Seller needs to sign it front of a notary public. Then signed and notarized deed must be filed at the city or county office for recording property documents. Before filing with this office all previously billed property taxes must be paid in full.
Warranty deeds are on file with county recorder's office in the county where the property resides. To get a copy of a warranty deed, go to the county recorder's office and request a copy. Often, you will be charged a fee for the copy.
Process Takes Around Two Weeks Once your transaction closes, you will receive the deed to your property along with your title insurance policy. The title process usually takes about two weeks; however, depending on the property and transaction type, this can vary dramatically.
If the property was already registered when you bought it, the seller may not have handed over the original deeds. There's no requirement for them to do so. If the register refers to deeds being filed, we should have copies. You can then get a copy of your deeds.
It typically looks like 2 sheets of legal sized paper with names and a legal description on it. It's called a deed. There is a copy of one in a previous answer. It is not like a car title, all of which are preprinted, and the same.
