A rent-to-own agreement is a deal in which you commit to renting a property for a specific period of time, with the option of buying it before the lease runs out. You pay rent throughout the lease, and in some cases, a percentage of the payment is applied to the purchase price.
Unlike standard rental contracts, the catch with most rent-to-own agreements is that they include conditions that say the tenant pays for all repairs and maintenance to the property.
How does Rent to Buy work? The expectation (although not obligation) is that this short hold period of paying less rent gives you the chance to save for a cash deposit, so you can apply to buy a share of the home later. After the short hold has lapsed, you can purchase the property on shared ownership terms, or move.

Hire an attorney. Therefore, you should always have an attorney either help you through the entire contract process or to review the completed contract. Real estate attorneys will be the most knowledgeable on the subject of rent-to-own contracts, so you should look for that specialty when conducting your search.
In the United States 47 states have state laws regulating rent-to-own transactions. For example, it is illegal for rent-to-own businesses to enter agreements where the total of “payments" toward an item is higher than 2.25 times its cash price.

Typically, you end up signing the lease agreement between 30 and 60 days before moving into the unit if you have a previous lease agreement. Tenants without prior commitments could sign the lease and receive the keys on the same day.
The terms are unalterable during the lease unless the tenant agrees to the changes. Unlike a rental agreement, a lease does not automatically renew upon termination. Instead, a lease becomes a month-to-month tenancy if the landlord allows the tenant to remain in the rental unit and pay rent after the lease ends.
That depends on the landlord and what your lease says. Once you pay the deposits and any pro-rated rent, and done the remove in walk-through, you should get the keys. But you should NOT be allowed to move anything into the property until the move-in date, which is the first date for which you've paid rent.
The co-signer offers a safeguard to the landlord as a source of income he can collect from should the primary borrower default. Landlords are allowed to raise rents at the end of a lease period, which is typically one or two years. But it can only go up by a certain amount decided by the city; for leases that began on or after October 1 of this year, that number is 1.5 percent for one-year leases and 2.5 percent for two-year leases.
Broadly speaking, the lease will be enforceable against the party or parties who signed the lease, even if others did not. It may also provide that it is not valid unless countersigned by the landlord, meaning that even after the tenants sign the landlord may be able to reject the lease.
