PDFfiller is a great tool to use for editing and templates PDFfiller allows me to utilize the same forms frequently. As a result, templates or refillable forms ensure document preparation is quicker and more efficient. Cloud security, ability to easily create templates for commonly used forms, flatten forms after fields filled in when saving to hard drive, in PDFFiller form remains in tact and is editable for reuse, and menu set-up. I wish PDFfiller would add the ability to add pages to a documents and allow downloading of templates created. Currently, in personal account, PDFfiller allows emailing to recipient to update information in fields, but doesn't allow me to download my template to my hard drive.

Do lien waivers need to be notarized, or should they be notarized? In nearly every case, the answer is no. But, if you're someone in charge of payments getting in and out of the door at a construction company, you likely encounter lien waiver documents that require notarization every day.
In Texas, lien waivers and releases must be notarized as required by § 53.281(2)(b) of the Texas Property Code, which states: (2) the waiver and release is signed by the claimant or the claimant's authorized agent and notarized. When you file a mechanics lien, the document is actually recorded with land records and appears on a title search of the property. Anyone who buys or accepts the property after the recording of your lien claim (and sometimes, in some states even before the recording), accepts it subject to the claim.
California law requires that a lawsuit be filed to foreclose on a mechanic’s lien within 90 days (Civil Code section 3144) after recording it. If the contractor fails to file a lawsuit to foreclose on that lien within 90 days, it is barred from recovering on that stale mechanic's lien.
Under California law, a contractor must file a lawsuit to foreclose on a mechanic's lien within ninety (90) days after it was recorded. When a contractor does not timely file a foreclosure lawsuit, the lien becomes null and void.
