Initial Underwriting Approval & Conditions. A mortgage file is submitted to underwriting after the Processor has completed the processing stage of the mortgage. The initial underwrite of the mortgage loan process typically takes 48 to 72 hours.
Underwriting the process by which mortgage lenders verify your assets, and check your credit scores and tax returns before you get a home loan can take as little as two to three days. Typically, though, it takes over a week for a loan officer or lender to complete.
After a first review, the underwriter will issue a list of requirements. These requirements are called conditions or prior-to-document conditions. Your loan officer will submit all your conditions back to the underwriter, who then issues an okay for you to sign loan documents.
While receiving conditional approval is a great sign of your ability to buy a home, it is not a sure thing.
A conditional approval is when a mortgage underwriter feels comfortable in issuing a full mortgage loan approval once all the conditions are met: Borrowers can get denied for mortgage after conditional approval if they cannot meet conditions.
The final approval This means the lender has reviewed your signed documents, re-pulled your credit, and verified nothing changed since the underwriter's last review. When the loan funds, you can get the keys and enjoy your new home.
When a loan request has met the underwriting requirements and has been reviewed and approved by an underwriter, you will receive a commitment letter. The letter will indicate your loan program, loan amount, loan term, and interest rate. Though it, too, may include conditions that may need met before closing.
Not a finality. If your credit is unblemished, and you do provide all the necessary paperwork to your lender when you submit your loan application, your lender might be able to give you a type of approval quickly, often within 72 hours. That approval, though, won't be a final one.
