What do you like best?
The best feature of PDFFiller is its ease of use, whether it's editing documents, signing documents, and then being able to access your documents anywhere by logging onto the site, as opposed to being constrained if you don't have your computer files with you.
What do you dislike?
Some of the option menus should be improved upon, especially as far as layout and ease of finding what you need, it's a bit counterintuitive though with experience that becomes less of an issue.

Any landlord will try to make a collection first. You may have to pay a late fee, but eviction, no. Also, it is good etiquette to let them know beforehand. Yes they can.
Don't expect your landlord to accept a payment two weeks late with no qualms. Landlords have payments to make, too. If you absolutely cannot make the full rent payment within a few days, try to pay at least a portion of it. If you can do this, the landlord might be willing to give you a longer extension.
Typically, landlords do not pursue an eviction after one missed rent payment, especially if the tenant pays you, and continues paying rent on time. However, if late rent is a common issue, or your tenant isn't paying you at all, then you may want to evict your tenant.
Most rental agreements include a late fee clause. You might have to pay a late fee if you're even a few minutes past the due date. Or, you might have a grace period of a day or two. If you pay on the second, you won't have to pay a late fee, but your payment may still be flagged as a late payment.
Rent is DUE on a stated date (as are mortgage payments, utility bills, etc.); payment received AFTER that date is considered late. The fact that you cannot charge them a late fee until X-days does not negate the fact that they were late in payment.
A landlord can only charge one late fee for each late payment. A landlord cannot take a late fee out of a later rent payment that a tenant makes. A landlord cannot evict a tenant based on not paying a late fee. A landlord can send a bill to a tenant for late fees and require payment within 30 days.
A five-day grace period means that rent due on the 1st wouldn't get a late fee until the 6th. However, this does not mean that rent is actually due on the 5th but that's the message that is inadvertently conveyed. Rent is due on the due date please don't make a habit out of paying within the grace period.
Ask your landlord in writing (as far in advance as possible) for a few extra days. Explain your difficulties and emphasize (if you can) that they are only temporary. Offer (if at all possible) to pay at least some rent on time.
How much time the tenant has to pay the rent before you can terminate the tenancy. In most states, landlords must give tenants three to five days to pay up or face a termination or eviction notice. If the tenant pays up (including any required late fees), that's it: The tenant doesn't need to move.
Your landlord will typically give you a set number of days to pay rent that is past due. Generally, you will get between three and five days in order to pay rent, or "quit” the lease and move out.
To write a letter showing proof of residence for a tenant, ask the tenant who you're addressing the letter to and what specific details to include. Open the letter with a simple salutation like, “To Whom It May Concern," and state that you're writing to verify that the tenants live on your property.
Fill out a receipt with the needed information and print it out for the tenant. A rent receipt should include the date of payment, the tenant's name and address, and the amount of the payment, along with the payment method.

Start the proof of residency letter from landlord by indicating your purpose. Next, include the complete address of the property where the tenants reside. State how long your tenants have lived in your property. Include the amount they pay each month for the rent.
Begin the letter with the date on which you mail or deliver the letter in person. Include your name, address and phone number, followed by the tenant's name and address. You can also insert a subject line that summarizes the reason for the letter to vacate. Start with a salutation, followed by your tenant's name.
