Although you can prepare such a deed on your own, thanks to the many deed of sale sample letters available out there, it's important to protect yourself by at least having a legal professional review it before you make it official.

Does a Will Override a Warranty Deed? Neither wills nor deeds are innately more significant. A will determines what happens to property when its owner dies. By contrast, a deed, once delivered, immediately effectuates a legal transfer of real estate.
Call the mortgage lender, title company and the local property records office and inform them that you need to change the warranty deed on your property. Changing a warranty deed usually means the property's mortgage note and title will have to be revised, and there may be fees charged for these services.
