While each jurisdiction has its own rules, generally, you don't have to notarize a short-term lease. These types of leases are just temporary contracts. Unless your state requires that all contracts are notarized, you don't have to do anything more than sign the agreement.
If a rental agreement is for a period less than 12 months, then you don't need to register it with authorities. It is also not compulsory to get the document notarized(as long as it's printed on stamp paper and duly signed by both parties) but it's always advised to get a notarization.
How to Get a Notarized Document. To get a document notarized, visit a notary public, prove your identity, and sign the document. Official identification: The notary will ask for identification to verify that you really are who you say you are.
A Triple Net Lease (NNN Lease) is the most common type of lease in commercial buildings. In a NNN lease, the rent does not include operating expenses. Operating expenses include utilities, maintenance, property taxes, insurance and property management.

Leases don't have to be notarized. If you record something, it's going to have to be notarized. So if you're buying a property, and you want to record a cloud against the title so that your seller can't sell it out from under you, then you might want to have it notarized and then file that at the county courthouse.
New York considers a lease to be a contract, and most contracts do not need to be notarized. After all, a notarization by a New York State notary does not prove that the contract is legally binding. Other states, such as Ohio, do require leases over three years to be notarized.
Rent Is Not The Only Thing You Can Negotiate While you may be trying to get a deal on your monthly rent amounts, the landlord/property manager may be set on receiving a specific amount and may seem to stonewall you on reducing the rent amount. But you can still negotiate a benefit.
Do your research. Before you begin the negotiation process, arm yourself with as much knowledge as possible. Be flexible. If you are asking a prospective landlord to lower the monthly rent, consider offering to sign a lease that extends past the typical 12-month term. Sell yourself. Don't get confrontational.
Evaluate the Length of the Lease. Research Comparable Rents. Look for Hidden Costs. Ask for Favorable Clauses. Check the Termination Clause Closely.
Moll says that most lease terms for restaurants are about five years long, with additional five year options added on.

Most standard leases are for a period of one year, or twelve months. But there are often options for both longer-term and shorter-term leases.
Commercial leases in Ohio must be signed by the lessor, and the lessor's signature must be acknowledged before a notary or other official, according to Revised Code 5301.01. In addition, per Revised Code 5301.08, the acknowledgment is unnecessary if the lease term is three years or less.
Notarization Some states, like Ohio, require that your commercial lease of three or more years not only be signed, but must be notarized in order to be valid.[iii]If your three-year lease is not notarized, it will be found invalid, effectively making the lease a month-to-month or year-to-year lease, depending on the
