Split it buy floor space. One of the simplest methods of calculating the rent split is by floor space. The bigger room pays more, the smaller room less! You'll need to do some measuring or get your hands on the floor plan, then divide the total rent by the number of square feet to give you the cost per square foot.
Splitting the Rent, Fair and Square Divide the square footage of each bedroom by the total footage of both. So, if room A is 225 square feet and room B is 175, roommate A should pay 56 percent, or $1,792, while roommate B pays 44 percent, or $1,408.
In a case like that, you may want to adjust the way you split the rent. Here's an idea. Add all your incomes together and then calculate what percentage each of you brings to the income table. Then multiply the total rent owed by each person's percentage to get the rent each person should pay.
So, for a $3,000 per month apartment with 1 bedroom that measures 190 square feet, and another bedroom that measures 230 square feet, the roommate with the smaller bedroom would pay 45 percent of the total cost of rent, or $1,357, while the roommate with the bigger bedroom would pay 55 percent of the rent, or $1,624.
Divide that amount by your usable square footage to calculate your actual price per usable square foot. For example, if the rentable square footage is 1,130 and the price is $1 per square foot, your monthly lease amount is $1,130.
Split the total rent in terms of the square footage used by each renter, both for private (full price) and shared (price divided by number of users) space. For example, let's say there are three roommates living in a 3 BR, 2 BA residence with a total square footage of 1300 sq. ft. that they rent for $1000.
Find the footage of each bedroom (length times width), including closets, bathrooms, or balconies located in or off of the room. Divide the square footage of each room by the total footage of all bedrooms. This will give you the percent of rent each roommate should pay. Trust us, it's easier than it sounds.
